HUNTERSVILLE, N.C. Nearby Charlotte News – The Huntersville Scheduling Board voted 7-2 to advise denying Magnolia Development’s rezoning request for the North Creek Village challenge, that would go just south of the Davidson-Concord Road and Sam Furr Street intersection.
The undertaking is composed of 42,000 square ft of commercial place, 303 multi-household models, 65 attached properties, and 77 one-family members homes. It runs adjacent to the Huntersville East project, which was approved far more than a decade in the past and is currently under development. It is anchored by a Publix.
Planning Board associates opposed to the venture say the spot specifically encompassing the improvement web site is intended to be rural conservation land, and they felt this undertaking is just also dense to accommodate the town’s 2040 eyesight, which features a tiny “activity area” at the intersection, surrounded by acres of rural land.
“That [Huntersville East] improvement is heading to happen, but that does not mean we have to have to develop it or improve it, especially in a rural zone,” mentioned Scheduling Board Chairman Stephen Swanick.
Neighborhood users have earlier expressed worries about the density of the task.
Magnolia Developments amended their authentic ideas to lower the density, but town leaders nonetheless sense it is not adequate. They say they were hoping for a more all-natural transition from the action space to the rural conservation area.
“I really don’t believe that that a significant part, specifically of the townhomes, present the transition that we’re searching for concerning this progress the extraordinary rural region bordering it,” claimed Setting up Board Member Catherine Graffy.
The Publix and the relaxation of the Huntersville East business undertaking is set to open in 2022, but as significantly as the North Creek Village project, or “phase two” as the developers are contacting it, it is a key concern mark.
Town Board will vote on the rezoning ask for at their October 18th board assembly.
